BACKGROUND:
Tirumala Tirupathi Devasthanam (TTD) is an autonomous board that manages the famous Sri Venkateshwara Temple in Tirumala, Andhra Pradesh. Employees of TTD are committed to providing services to the millions of devotees who visit the temple each year.
TTD typically offers various benefits and welfare programs to its employees, including housing, healthcare, and educational support for their children.
As a part of this, The Government has allocated a land of 308.68 ac during Phase 1 and additional 119.22ac. under Phase 2 making it a total of 427.90 ac to TTD employees (TTD employees Mutually Aided Cooperative House Building Society Limited) at Padiredu Aranyam Village of Vadamalapeta Mandal, Tirupati district which is falling under Tirupati Urban Development Authority.

The plot size of each plot is considered as 10m x 16.76m measuring up to 200 sq yds.
Several patterns were worked out to get the maximum yield of plots along with Equitable distribution of green areas.

During the process, Cul-de-sac pattern was adopted creating central green pocket and connecting all the central green areas of clusters at site level.

Grid Iron Pattern is adopted as it has High value per acre, a Sustainable land pattern.

A deliberate attempt has been made to have all plots facing East & West only by avoiding units facing North – South directions as per Vaastu.
PROPOSAL:
The proposal is to prepare a Layout plan with Residential Plots, Roads, open spaces to accommodate parks, Infrastructure, Amenities & Facilities etc. and conceptualize the best colony planning for the development of an integrated colony to TTD Employees at Padiredu Aranyam, Vadamalapeta.

FINAL SCHEME:
Due to requirement of more yield per acre, Grid Iron planning is adopted and a total of 5192 plots were accommodated in the net site area. The combined net area of Phase 1 & 2 is 417.16 ac., it has been divided into 4 sectors. Services like Sump, OHSR, Septic Tank and Substation are located separately for all the sectors catering to the respective sectors.
